Our Real Estate team has been involved in the acquisition and management of some of the most iconic buildings in London. We deal with high value multi-let properties as well as smaller buildings in all parts of London and other parts of the United Kingdom.
In every case, we will work closely with agents, valuers, lenders and relevant authorities and, if necessary, round the clock to ensure that all legal aspects of the transaction are dealt with efficiently and to your timetable. We appreciate that for the commercial client time is of the essence. So far as it is within our control we pledge to deliver on time, every time.
As soon as you instruct us on a purchase of a commercial property, whether it be the purchase of a lease or freehold, we will make immediate contact with the seller’s solicitors requesting evidence of the seller’s title to the property, tenancy documents and all other relevant information in connection with the building. We will then commission a number of searches and raise enquiries in relation to the property to ensure that nothing onerous is registered against it at the Land Registry or any other public registers. If you are buying a lease we will investigate the service charge position and your obligations under the lease.
Once our investigations are completed, we will prepare a comprehensive Report for you setting out all matters revealed in our investigations together with any specific advice pertinent to your purchase.
We will liaise with your lender regarding finance. We will negotiate the contract and ensure that, so far as it is dependent on us, it is exchanged and completed on the agreed dates.
If you are taking a new lease of a commercial property we will carry out all of the above investigations and in addition negotiate the terms of the new lease.
We will report and advise you on every aspect of the transaction along the way. When your purchase is completed we will prepare and submit your Stamp Duty Land Tax return to HM Revenue & Customs and register the property or lease in your name.

We deal with agreements for lease, the negotiation and granting of new leases, lease renewals under the Landlord and Tenant legislation, assignment of leases and sub-lettings, the grant of landlord’s consents and licences pursuant to leases and the enforcement of lease covenants.
